How We Help

Support after a bank says “no”

Every lender has its own rules. We take the time to understand your situation and explain the options that may be available to you.

Review Your Situation

We look at your income, credit history, down payment and goals to understand why an application may have been declined.

Explore Lender Options

We help you explore mortgage options from lenders whose qualification criteria may differ from those of a traditional bank.

Explain Things Clearly

We walk you through terms, costs and trade-offs in plain language so you can make an informed decision.

Plan Your Next Steps

If now is not the right time, we can discuss steps that may help strengthen a future application.

How It Works

Three simple steps

  1. Request a Consultation

Reach out to book a free, no-obligation conversation about your homeownership goals.

  2. Review Your Situation

We discuss your finances and the reasons for the bank decline, and identify what lenders may consider.

  3. Explore Your Options

We outline potential options and next steps so you can decide what is right for you. Any mortgage remains subject to lender approval.

About AKAL Bindu Mortgages

Helping Ontario residents look beyond a single “no”

AKAL Bindu Mortgages works with Ontario residents who are exploring their mortgage options, including those who have been declined by a traditional bank. Our goal is to listen carefully, explain your options honestly, and help you take informed next steps toward homeownership.

We believe in clear communication, respect for your privacy, and realistic expectations. We do not promise approvals or specific rates — every application depends on your circumstances and the lender’s own decision.

FAQs

Frequently asked questions

My bank declined my application. Can I still get a mortgage?

Possibly. Different lenders use different qualification criteria, so a decline from one bank does not always mean every option is closed. We can review your situation and discuss what may be available. Approval is never guaranteed and is always the lender’s decision.

Does the consultation cost anything?

Your initial consultation is free and there is no obligation. Depending on the lender and mortgage type, some options may involve lender fees, brokerage fees, appraisal or legal costs. We may also receive compensation from the lender. Any fees and compensation that apply to your situation will be disclosed to you in writing before you agree to proceed.

Will the interest rate be higher than at a bank?

It depends. Alternative and private lenders often charge higher interest rates and fees than banks, and their mortgages may have shorter terms, stricter conditions or no guarantee of renewal. We will explain the total costs, risks and trade-offs of any option in writing so you can decide whether it makes sense for you, including whether waiting and strengthening your application may be the better choice.

What information should I prepare?

Helpful items usually include proof of income, details about your debts, information about your down payment, and any correspondence about the bank decline. We will let you know exactly what is needed for your situation.

Do you work with clients outside Ontario?

Our services are focused on Ontario residents and Ontario properties.
